Budget and Contracts Analyst Washington DC Annual Salary from: $70,000 MUST: Up to 5 years of experience in construction budget/cost and schedule analysis, real estate development, or a related field Bachelor's degree with concentration in business, economics, real estate, construction management, architecture or a related discipline (or equivalent practical experience) Familiarity with MS Excel, including experience building and maintaining detailed budget and cash flow models Familiarity with construction draw processes, AIA pay application formats (G702/G703), and standard construction contract terms Experience with project management or accounting software such as Procore, MS Project, Yardi, or similar tools Highly organized and detail-oriented, with strong analytical and problem-solving skills Clear written and verbal communication skills, with the ability to translate financial detail for non-financial stakeholders Comfortable managing multiple project workstreams and deadlines simultaneously DUTIES: Build, maintain, and update detailed project budgets, cost reports, and cash flow forecasts across a portfolio of active client projects Review, reconcile, and process contractor pay applications, requisitions, and invoices for accuracy and conformance with contract terms Analyze and track change orders, allowances, and contingency draws, flagging budget variances and cost trends for project managers and clients Monitor project schedules and coordinate with project managers to track milestones, funding draws, and construction loan compliance Prepare clear, client-ready financial reports, dashboards, and summaries for regular project status meetings Support due diligence and underwriting efforts with financial modeling, budget benchmarking, and cost analysis Maintain organized project files, including contracts, insurance certificates, lien waivers, and closeout documentation Coordinate with lenders, title companies, and accounting teams on draw requests and disbursement packages Assist with RFP development and bid leveling from a cost and financial-comparison perspective Identify process improvements for budget tracking, reporting templates, and financial workflows across the team Quadrant is an affirmative action/equal opportunity employer.
