Calvary Street Management's Assisted Living Community - Livingston Place is designed to serve the needs of District aging seniors who has a disability and low to moderate income. Our dedicated team has built a strong reputation for providing personalized, compassionate care that addresses residents' physical, emotional, and spiritual needs.

Livingston Place Assisted Living is seeking an experienced, knowledgeable, and driven professional to contribute to the Marketing and Sales team as the Leasing & Sales Manager.

The Leasing & Sales Manager is responsible for driving and maintaining optimal occupancy while ensuring compliance with Low-Income Housing Tax Credit (LIHTC) regulations and Elderly Persons with Disabilities (EPD) waiver program requirements. This role combines strategic leasing, direct sales, marketing, and community outreach to attract qualified residents, support families through the decision-making process, and build strong referral networks.
The position requires a balance of relationship-driven sales, regulatory knowledge, and data-informed leasing strategies to achieve census, revenue, and mission-driven outcomes in an affordable assisted living setting.



Responsibilities

Key Responsibilities

    Sales & Leasing Execution
    • Lead all sales activities including lead generation, tours, follow-up, and closing to achieve and maintain full occupancy.
    • Conduct comprehensive assessments of prospective residents to determine eligibility for LIHTC housing and EPD waiver services.
    • Guide prospects and families through the application, qualification, and move-in process with sensitivity and clarity.
    • Maintain and manage waitlists in accordance with LIHTC compliance and fair housing regulations.
    • Monitor occupancy trends, leasing velocity, and conversion metrics; adjust strategies to meet census goals.
  • Compliance & Program Knowledge
    • Ensure all leasing activities comply with LIHTC regulations, including income verification, documentation, and file management.
    • Understand and communicate EPD waiver eligibility, services, and coordination with care teams.
    • Collaborate with compliance and operations teams to ensure seamless resident onboarding and audit readiness.
  • Marketing & Outreach
    • Develop and implement an annual Marketing Action Plan focused on qualified traffic generation and community visibility.
    • Build and maintain relationships with referral sources including hospitals, case managers, social workers, clergy, and local agencies serving seniors and individuals with disabilities.
    • Represent the community at local events, resource fairs, and professional networking opportunities.
    • Plan and execute on-site events that engage prospects, families, and referral partners.
  • Digital Presence & Reputation Management
    • Oversee the community's online media presence, including social media content, ensuring consistent, engaging posts.
    • Encourage and manage online reviews to strengthen the community's digital reputation.
    • Collaborate on marketing materials, including brochures, collateral, and digital campaigns.
  • Market Analysis & Strategy
    • Conduct competitive market analyses including pricing, services, occupancy, and positioning.
    • Provide recommendations on rental rates, concessions, and marketing strategies based on market conditions and demand.
    • Identify underserved populations and referral opportunities aligned with LIHTC and EPD programs.
  • Reporting & Performance Management
    • Track and report on key performance indicators including occupancy, lead sources, conversion ratios, and revenue.
    • Maintain accurate records in the CRM system, ensuring timely follow-up and data integrity.
    • Analyze trends and provide regular updates to leadership with actionable insights.
  • Collaboration & Leadership
    • Work closely with operations, compliance, and clinical teams to ensure alignment between leasing, care services, and resident needs.
    • Support training and best practices for leasing and marketing efforts within the community.
    • Participate in budget planning and ensure marketing and leasing efforts align with financial goals.
  • Resident Experience & Retention
    • Monitor resident and family feedback to identify opportunities for improvement.
    • Support initiatives that enhance resident satisfaction and retention.
    • Promote a welcoming, mission-driven environment that reflects the values of affordable assisted living.


Qualifications

Minimum Qualifications

  • Bachelor's degree in marketing, Business, Healthcare Administration, or related field preferred; or an equivalent combination of education and experience may be considered.
  • 3-5+ years of experience in senior living, affordable housing, leasing, or healthcare sales
  • Strong knowledge of LIHTC compliance and/or affordable housing programs
  • Familiarity with Medicaid waiver programs, particularly EPD waivers, highly preferred.
  • Proven track record in sales, leasing, or occupancy-driven roles.
  • Excellent communication, interpersonal, and presentation skills.
  • Proficiency with CRM systems and data analysis.
  • Ability to manage multiple priorities in a fast-paced, regulated environment.

#Calvary

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

For Washington, DC this ranges from $70,000 - $85,000 plus commission & benefits and retirement program.
