JOB PURPOSE:

The Property Manager for University Apartments oversees the daily operations, occupancy, and community standards of university-affiliated apartment housing. This role ensures compliance with local and state regulations, maintains accurate housing records, supervises staff, and delivers exceptional service to residents. Key responsibilities include managing leasing and renewal processes, coordinating apartment turns, upholding health and safety standards, and fostering an inclusive, supportive living environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Ensure all operations comply with applicable regulations, including state laws, local ordinances, residents' rights, and university policies and procedures.
  • Oversee daily operations of the Community Center, including tenant check-in/check-out, key management, lockouts, mail distribution, and general support. Establish and maintain consistent hours of operation to ensure accessibility and reliability. Deliver high-quality customer service and manage departmental email inquiries professionally and promptly.
  • Maintain accurate housing records using StarRez, the housing data management system.
  • Develop and maintain the apartment application process in StarRez and ensure data integrity within the system.
  • Create, maintain, and generate reports, including weekly occupancy updates, Campus Police reports, tenant demographics, application statistics, and other reports as requested.
  • Supervise full-time Leasing Coordinator and serve as backup for all leasing functions, including apartment assignments, lease renewals, and checkout processes and damage charges.
  • Respond to resident emergencies and follow established emergency procedures.
  • Train staff on safety and emergency protocols.
  • Supervise 8-12 student staff responsible for after-hours support and office coverage.
  • Supervise, train, and evaluate all assigned staff, including part-time student employees and leasing coordinator.
  • Conduct annual reviews of leases, pet agreements, and policy documents; recommend revisions to supervisor as needed.
  • Collaborate with Housing maintenance, custodial, and contract staff to ensure seamless service delivery.
  • Coordinate programs, services, and activities that support residents and foster a welcoming, inclusive apartment community. Partner with Residence Life, the Dean of Students Office, and UWPD in supporting students of concern.
  • Manage difficult situations and resolve conflicts with professionalism and sound judgement.

SUPPLEMENTAL FUNCTIONS:
  • Occasional evening and weekend work required; may assist with on-call responsibilities.
  • Assess departmental operations and recommend or implement improvements.
  • Perform other related duties as assigned.

MINIMUM QUALIFICATIONS:

Education: Bachelor's degree in related field

Experience: At least 3 years' direct work-related experience, or equivalent combination of education and experience.

Required licensure, certification, registration or other requirements:

Valid driver's license with a motor vehicle record (MVR) compliant with the University Vehicle Use Policy .

This position involves on-call status.

DESIRED QUALIFICATIONS:
  • Strong interpersonal, written and oral communication skills.
  • Experience working in a university setting, university housing, or similar hospitality environment.
  • Experience using StarRez, or other online systems, and databases.
  • Demonstrated knowledge and experience with Microsoft excel.
  • Experience working in a customer service environment responding to and meeting the needs of the customer.
  • Experience supervising and leading staff.

WORK LOCATION: On-campus: This position provides vital support to campus customers, and the successful candidate must be available to work on campus.
