POSITION SUMMARY

Supports the regional team under the National SVP of Development Services to plan, direct, and coordinate industrial and logistics projects for speculative or redevelopment use. The VP, Development must be capable of overseeing aspects of the development process including site approvals, infrastructure, land development, building construction and closeout.

RESPONSIBILITIES:

  • Manage the pre-development and construction process including the assembling of the design and construction teams, finalizing pricing, construction schedules and negotiating with local municipalities and agencies regarding development issues.
  • Assist with negotiating the economics and structure of the development deal, as well as assess overall financial feasibility and underwriting process.
  • Manage the local site development, government approval and zoning process, including environmental issues.
  • Monitor project quality control to ensure the design and structural integrity of the building meets design and contract specifications.
  • Visit project sites frequently and attend on-site construction meetings.
  • Review and manage the construction and development draw process, monitor costs and variances, and inspect work complete against draws.
  • Communicate with team members the status of each development project as it progresses.
  • Ability and skills to negotiate pre-development leasing transactions
  • Maintain project information electronically in Yardi.
  • Foster and maintain contacts with contractors, engineers, and architects by participating in local industry events.
  • Responsible for project closeout and transferring properties to Asset Management.
  • Develop budgets and track costs for hard and soft costs for land, infrastructure, and building construction.
  • Develop and track schedule to monitor progress of projects.
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Understand lease requirements, especially documentation.
  • Understand and convey the inherent risks associated with a particular project.
  • Develops and manages direct reports in compliance with Human Resources policies.
  • Complete other duties as assigned, and comply with all policies and processes.

QUALIFICATIONS:

  • Strongly Preferred: Bachelor's degree in engineering, architecture, construction management or related field.
  • 7-10+ years of proven expertise in industrial real estate development with in-depth knowledge of all regulatory requirements and authorities, demonstrating superior:
    1. Ability to build strong and collaborative relationships and work effectively as part of a team
    2. Initiative, commitment to excellence, and absolute integrity
    3. Analytical ability, sound judgment, and proven project management skills
    4. Written, oral, and interpersonal communication ability
    5. Excellent presentation and organizational skills
    6. Strong understanding and history of sustainable development practices
    7. Experience developing and managing construction and budgets
  • Minimum of 7 years of proven experience developing and managing construction and budgets.
  • Experience with the California Environmental Quality Act (CEQA), including environmental review processes, documentation, and regulatory compliance.
  • Capable of reviewing construction documents, working drawings, construction contracts, draws, project schedules, etc.
  • Ability to establish strong relationships within development communities to include local governments, agencies, & economic development groups.
  • Experience overseeing third-party contractors and vendors, both from a cost and quality standpoint.
  • Flexible with respect to work schedule; able to travel weekly or as needed.
  • Ability to manage elevated stress levels periodically; can work under an active and intense environment.
  • Is physically capable of climbing structures and ladders and can survey building systems.
  • Proficient in standard corporate operating systems and software with a strong working knowledge of Microsoft Office.
