Job Description

PURPOSE AND SCOPE:

The Manager, Real Estate supports the Executive Director in overseeing the institutions real estate portfolio, including leased and owned properties. This role assists in the execution of property strategies, manages day-to-day operations, and ensures compliance with institutional policies and applicable regulations. This position serves as a key liaison across departments and helps coordinate transactions, records, and facilities planning. The position supports the strategic and operational oversight of all real estate holdings within the community college system, including owned and leased properties across multiple campuses and centers, as well as assists in planning, negotiating, and managing real estate transactions and daily property operations.

ESSENTIAL JOB FUNCTIONS:

  1. Supports the Executive Director in managing the colleges real estate assets, including acquisitions, leases, licenses, and dispositions
  2. Manages negotiations and serves as project manager/point of contact for property leases, purchases, sales, and agreements for smaller-scale real estate and facilities-related projects
  3. Oversees real estate records and tracking systems, including lease agreements, property deeds, easements, and compliance documentation, records, maps, legal documents
  4. Directs site assessments, appraisals, and environmental reviews with consultants and regulatory agencies
  5. Collaborates with legal counsel to ensure proper documentation, risk management, and adherence to state and local laws
  6. Monitors real estate market trends and prepares reports to support strategic decisions
  7. Represents the real estate team in internal meetings and with external partners in the absence of the Executive Director; acts as backup to Executive Director functions
  8. Analyzes real estate utilization data to prepare reports and make recommendations for executive leadership
  9. Directs due diligence activities, zoning reviews, and environmental assessments related to real estate projects
  10. Establishes and manages digitized filing system for maps and documents for all College properties
  11. Responsible for other reasonable, related duties as assigned

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Familiarity with lease negotiation and administration processes
  • Working knowledge of real estate law, property management, and land use regulations
  • Excellent analytical, organizational, and communication skills
  • Proficiency in real estate software and Microsoft Office Suite
  • Ability to manage multiple projects and meet deadlines
  • Collaborative work style and ability to engage with diverse internal and external stakeholders
  • Excellent working knowledge and command of AutoCad products

PHYSICAL ABILITIES:

The work is sedentary. Typically, the employee sits comfortably to do the work. However, there may be some walking; standing; bending; carrying of light items, such as papers, books, or small parts; or driving an automobile. No special physical demands are required to perform the work.

WORK SCHEDULE AND CONDITIONS:

  • Equipment used includes, PC workstation running on a LAN in a Microsoft Windows environment, calculator, phone, and other general office equipment
  • Interface with internal and external contacts as needed to carry out the functions of the position
  • Work is performed in a climate-controlled office with minimal exposure to safety hazards

REQUIRED QUALIFICATIONS:

  • Bachelor's degree and at least 5 years of related experience, or an equivalent combination of education and experience
  • Bachelor's degree in Real Estate, Business, Public Administration, Urban Planning, or related discipline
  • Experience in real estate management

PREFERRED QUALIFICATIONS:

  • Experience working in higher education, government, or nonprofit setting
  • Certified Property Manager (CPM), RPA or CCIM
  • State Real Estate License
Salary

Hiring salary range is $63,014 - $72,467.

Lone Star College provides a hiring salary range for all posted full-time non-faculty positions. Where your salary offer would fall in that range is determined by your related experience and education. Should you receive an offer of employment from Lone Star College, the resume submitted in the application process will be utilized to calculate your salary offer.
