We're looking for an Operating Engineer to join our team! You will work with a JLL team of 3 at a 100K+ sq ft Class A JLL managed commercial campus in NE greater Sacramento, CA.

Location: Rocklin, CA 95765Schedule: On-site, Monday-Friday, 8:00 AM to 5:00 PMReporting To: Facilities ManagerAdditional Site Perks: On-site cafeteria and fitness center, lucrative on call-policy/bonus, company provided uniforms, cell phone, laptop, and reimbursement for new shoes Estimated Compensation: $31.39 - $38.46 an hour, the range listed is an estimate and not guaranteed. A job offer will vary based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data. What this job involves:

The Operating Engineer will have a strong focus on operating, maintaining, troubleshooting, coordinating, and repairing facility equipment on all systems. This role has wide ranging responsibilities, including HVAC system, mechanical system troubleshooting, preventive maintenance, inspections, Building Automation System (BAS) controls, emergency response, general maintenance, carpentry, plumbing systems, and vendor management.

What your day-to-day will look like:
  • Maintain and update current CMMS information for all building operating systems
  • Maintain/troubleshoot various building systems, including but not limited to HVAC, Electrical, Plumbing and Fire Life Safety
  • Complete assigned tasks that include but are not limited to painting, pressure washing, maintaining lighting system, plumbing, HVAC systems, hanging pictures, and general maintenance and repairs
  • Respond to online service requests, ensuring that work is performed professionally, efficiently and with minimum amount of disruption to the client.
  • Respond effectively to emergencies and support after-hours building related activity as requested.
  • Move office furniture, equipment, and other materials as requested
  • Review the quality and pricing of work performed by outside contractors.
  • Maintain a detailed inventory of tools, parts and equipment, submitting replacement requests as necessary.
  • Perform assigned preventive maintenance and inspection tasks
  • Comply with all JLL safety procedures
  • Comply with all policies for the safe storage, usage, and disposal of hazardous materials.
  • Participate in ongoing technical, safety, and operational process training programs
  • Other projects and tasks to be assigned
Required Skills and Experience:
  • High School diploma/GED required; military service, vocational or college education
  • Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial buildings/equipment.
  • Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
  • Experience using Computerized Maintenance Management System (CMMS) Work Order system (Corrigo used on-site)
  • Ability to lift up to 50 lbs.
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift and/or drive
  • Working knowledge of Microsoft Word, Excel, Power Point, Outlook, Mapping and database software
  • Strong client service orientation with the ability to provide information and respond to questions from groups of managers, customers, and vendors.
  • Must successfully pass criminal background and drug/alcohol screening process before beginning employment.
  • Must be located in Sacramento metro area (relocation assistance is not available for this role)

Estimated total compensation for this position:

65,300.00 - 80,000.00 USD per year
