The main purpose of this position will be to manage 25-35 company and franchise projects valued at 20-30 million per year. The position has an emphasis on managing: people; communication; resources; and problems over a large number of high-profile projects. The profile of the CM is an educated, highly skilled projects "Manager". A major component of this position will be managing franchise projects. For some franchise projects, the CM will coach the franchisee through the project. With others, the CM will actually perform the project for the franchisee. Heavy travel required, approximately 60% overnight and 30% day travel ResponsibilitiesCoaches franchisees through the execution of their development projects. This will involve conveying knowledge of Wendy's design requirements, providing lists of approved resources, and lending expertise to any part of the development process that the franchisee doesn't understand. These projects require strong customer service skills as well as time management expertise. Manages Franchise projects directly. The CM will use their Wendy's knowledge and development expertise to perform projects for franchisees willing to pay a fee for those services. This program also requires a great emphasis on customer service and requires the CM to interface with many company departments. The CM will also manage all franchise consultants, vendors and GCs. Recommend architectural firms for Wendy's to partner with in the maintenance of our design and construction documents. The CMs will manage the entire development cycle for Company projects including: due diligence; site investigations; sourcing, hiring and supervising architects and civil engineers; managing the project through entitlements (zoning, architectural review boards, city councils) and building permits; writing scopes of work for each project; sourcing, hiring, bidding, selecting and contracting with general contractors; construction supervision; and turnover to operations. While performing the high number and dollar valued projects in the first three bullet points, the CMs also have to support the development of the pipeline for the following year. This requires them to: do a site investigation study and report; site specific cost estimates of both the project and the Facility Evaluation work specified by operations; site plans; schedules; elevations, etc. Responsible for their own projects and supporting the pipeline for the following year, which includes participating in and leading respective topics in regional and corporate meetings they will participate in regional and corporate meetings. CM will play an active role in developing processes and best practices, as well as department policy on recognition, communications, education, etc. Source, hire, contract with, train and supervise external resources such as civil engineers, architects and general contractors. Write scopes of work and contracts and approve progress payments to contractors. Work with entitilement agencies to secure variances and to modify the company IA "look" to meet the jurisdictional requirements. Solve problems associated with drawing changes required to meet local codes. Works with local cities and municipalities to secure permits and variances. Work with external and internal resources to gather the necessary data to enable them to accurately budget and schedule the project from site investigation all the way through opening. Make decisions to solve jobsite construction problems. Decide whether a site can actually have a project built per code and site investigation before Wendy's or the franchisee spends a lot of money on it. What we expect from you Education: Bachelors Degree in Architecture, Construction Management, or Engineering or equivalent work experience.
Three years of experience with restaurant roll-out programs. Two years of experience with remodel programs Knowledge of construction processes and techniques, project planning and budgeting, construction materials/specifications, building codes, zoning laws, contracts, Strong negotiation, communication and management skills. The base pay actually offered will take into account internal equity and budget for the open position and also may vary depending on the candidate's job-related knowledge, skills, and experience, among other relevant factors.
