POSITION SUMMARY

The primary responsibility of the Employee Housing Attendant is to clean the employee housing properties and perform maintenance responsibilities. Candidate must present themselves in a cordial and orderly manner. They must follow all Winter Park policies and procedures, all applicable laws (federal, state, and local), and all health and sanitation codes.

ESSENTIAL DUTIES
  • Address routine maintenance requests from residents (e.g., fixing leaky faucets, repairing appliances, garbage disposal replacement, unclogging drains, repair/replacing toilets, etc.)
  • Perform preventative maintenance on building systems and equipment (e.g., recaulking, regrouting, light bulb replacements, battery replacements, reprogramming digital locks, appliance servicing, painting etc.)
  • Assist with seasonal remodels or property upgrades (e.g., renovating units, upgrading fixtures, replacing flooring).
  • Handle pest control tasks or coordinate with specialists.
  • Contact, coordinate, and meet contractors as requested by Employee Housing management team.
  • Keep track of tools and supplies, and order replacements as needed. Ensure the maintenance shop is organized.
  • Purchase maintenance supplies for repairs and general upkeep within budget provided by Employee Housing Management.
  • Minor maintenace of all equipment including vacuums, power tools, snowblowers, mower/weed eater and other equipment as assigned.
  • Lifting and delivering furniture, appliances, general supplies to properties as needed.
  • Snow removal and/or lawn services as seasonaly assigned.
  • Clean all common areas of the lodge properties, Including, but not limited to; kitchen, shared bathrooms, dining area, living area, hallways, stairwells, laundry, and foyer.
  • Empty all trash and waste containers and take to dumpsters.
  • Deep clean lodges and vacant properties in the employee housing program. Including, but not limited to; floors, walls, windows, doors, furniture and fixtures.
  • Conduct stock inventory at properties and restock as needed.
  • Lift, move, deliver supplies to lodges including cleaning equipment, bedding, kitchenware, vacuums, microwaves, mattress protectors, shower curtains, furniture etc.
  • Conduct monthly inspections of occupied units and partial move out inspections as needed. Submit completed forms to the employee housing office.
  • Update and maintain all inspection and work order forms using the Rent Manager software program, ensuring accurate and timely documentation.
  • Maintain a friendly and helpful attitude while dealing with other employees.
  • Maintain the cleanliness and safety of the property (common areas, parking lots, walkways).
  • Must be able to work additional hours, and respond to last minute schedule changes, as demands require.
  • Work schedule is 8 hours/day, 5 days/week.

EDUCATION & EXPERIENCE REQUIREMENTS:

Education:
  • High School or GED [General Education Development - High School Equivalent]


Experience:
  • Cleaning / janitorial / facilities experience required
  • Home maintenance experience required.
  • Snow blower/ snow plow and zero-gravity lawn mower/weed eater preferred.


Qualifications and Skills:
  • Must be 18 years of age or older.
  • Must be self-motivated and work effectively with other work groups and departments.
  • Knowledge Cleaning equipment, disinfectants, cleansers, pesticides
  • Knowledge in operating Hand tools, snow blower, plow.
  • Clean driving record.
  • Should have basic computer literacy.


PHYSICAL DEMANDS AND WORKING CONDITIONS

  • 1/3 of the physical environment in which this position works is out of doors with a high exposure level to cold, snow, wind, rain, bugs, sun, high altitude, extreme heights, lightning, etc...
  • The degree of strenuous activity within the job is considered to be high. Often lifting a weight of 50 pounds throughout the day is common.
  • Additional strenuous physical activity may include walking or hiking upon uneven, challenging terrain with heavy tools or equipment.
  • Exposure to: Chemicals required for cleaning, de-greasing, and painting Ultra Violet radiation from the sun enhanced through lack of atmospheric filtration at work altitude. Fumes produced in activities ranging from cleaning to painting to fabrication of metal products. Noise generated by snow blower and tools may require hearing protection to be worn.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
  • Vision occurs continuously with the most common visual functions being those of near vision and depth perception.

During these times of change, this position requires the flexibility and willingness to accept new responsibilities and potentially transfer others. It will also be the responsibility of any employee of Winter Park Resort to be a positive influence on the transformation of the resort and its associated lines of business.

WAGE:

The base hourly pay range below represents the low and high end of Winter Park Resorts' hourly pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resorts' total compensation package for employees. Other rewards may include many region-specific benefits.

hourly pay range: $23.75
