Organizational Unit Overview |
Facilities Services is a unit in Campus Operations Division, which is a part of a broad division of Administration and Finance that includes all aspects of facilities management at East Carolina University. East Carolina University is the third largest university in the University of North Carolina system with approximately 28,000
FTS and a staff of over 6,000. The university is comprised of more than 7 million square feet of facilities located on approximately 1400 acres with physical assets in excess of $1.5 billion. This includes the Main, Health Sciences, and West Research Campuses, and satellite locations throughout North Carolina associated with university programs. Facilities Services has an annual budget in excess of $30 million and employs approximately 500
FTE. Major functions include facilities maintenance and housekeeping services. Facilities Services' primary purpose is to plan and perform corrective and preventive maintenance functions on all building structures and equipment and utility infrastructure. Corrective maintenance returns equipment to optimal design performance after failure or upon degradation from age, adverse operation conditions, etc. Preventive maintenance minimizes equipment failures and reduces corrective maintenance. |
Job Duties |
The primary purpose of this position is to supervise
HVAC Shop staff, maintain
HVAC systems on the Main Campus, and provide good customer service. Supervisory duties include work assignment and prioritization, performance management/evaluation, training, recruitment, and various administrative duties. Makes hiring and salary recommendations. Ensures that work is done appropriately and safely in compliance with policies, protocols and other requirements. Ensures that appropriate preventive maintenance is provided for
HVAC equipment via PM work orders generated by the computerized maintenance management system. Requests new or revised PMs as appropriate. Procures services and materials as needed while complying with all associated policies and procedures. Ensures that corrective work orders are responded to in a timely manner. Frequently interacts with the Controls Shop supervisor, campus customers, contractors, staff, and supervision to coordinate work and provide necessary communication. Troubleshoots
HVAC issues and assists staff as needed. Proactively identifies
HVAC equipment/system replacement needs and provides estimates/quotes for funding requests. These systems include central chiller plants, heating water boilers, hydronic systems, compressed air systems, and various types of building
HVAC systems. Ensures adequate chemical water treatment as assigned. Manages small equipment replacement and maintenance projects as assigned in collaboration with customers, contractors, and other staff as needed. Develops, manages, and/or utilizes service contracts as assigned. Utilizes staffing, financial, and equipment resources in an efficient and cost-effective manner. Communicates with and provides input to supervision/management regarding budget needs and planning in a proactive manner. Reviews design documents, equipment submittals, etc., and provides input. Performs other duties as assigned by supervision. Responds to adverse weather or emergency events as a mandatory employee as defined by the Adverse Weather Policy. Operates
ECU vehicles; must have valid driver's license. |
